According to a study done by Washington University you should look for
a retirement community that is:

Less than 10 miles from a Walt.

Less than 20 miles form a Costco or Sams Club.

And less then 10 miles from a Lowes or Home Depot or other discount
hardware store.

Also,

To estimate the cost of living in the area that your are considering
moving to, go in a McDonalds and check the price of a Big Mac and the
compare it to the price of a Big Mac where you live now.

Well, I did just that. PGA Village in Port St. Lucie. Meets all the
criteria you list. Big Mac is cheaper than on LI. Traffic is better than LI
except when you try to leave PGA Village by the main gate before a 7 PM Mets
spring training game. Did that once, and now I keep a schedule of the Mets
and refer to it. There are 4 courses within PGA Village and a practice area
do die for.

Life is good. Except for my h-cap.

Exactly what I looked for. And I found it! 36 holes, two totally different
golf courses. Unfortunately, the land was too valuable for golf courses.
Too many retirees from New York and New Jersey. Now, four years later, both
courses have been sold for a zillion dollars. The later closed today at
noon. Sam's, Costco, Lowe's, McDonalds, Wendys and a new hospital all
within 10 miles. A paradise for sure. Now, with two 4 lane highways
traffic is horrible. And those guys from Jersey love it. Reminds them of
back home now.
